Good afternoon/evening.
I am researching into tax lien investing. I live in Georgia and the state premium paid to the lien investor is a flat 20%, redeemable after one year.
If I am only doing 1-3 investments per year, would this be a capital gain on my 1040?
After a year, if the lien plus 20% is not paid by the homeowner, I have the ability to foreclose and acquire the property, mortgage free. Once acquired, if I sell the property for market value, would that scenario be the same? Capital gain on 1040?
Lastly, if I am doing more than 3, that would be considered real estate professional?
